About the Nigeria Land Value Book
The Nigeria Land Value Book is a free, weekly-updated database of land, building and rental values for every state, all 774 LGAs and about 293,775 cities, towns, villages, districts, neighbourhoods and gated estates in Nigeria, published by Buildocrat Property Technologies Ltd (RC 7019619), Abuja, alongside the Nigeria Construction Rate Book.
Method
Each week 36,248 asking-price listings for land, houses and rentals are read from Nigeria Property Centre and Jiji and placed on the map from their addresses. A spatial model (state, distance to the state capital and the big metros, settlement density, distance to towns) is fitted to them and pulled toward the listings within a few kilometres. Every settlement in the GRID3 national settlement register and every named area, district and estate in OpenStreetMap is valued, then grouped into economic-status zones. Tested on held-out market locations, residential land values are within a factor of two for 68% of locations. Small towns and villages are corrected for the model's tendency to read them high and for estate-scheme listing premiums.
Using and citing the data
Values are indicative asking prices for screening, budgeting and negotiation, not valuation reports. Cite as: Buildocrat Land Value Book, 6 October 2026, https://value.buildocrat.store/. Open data: LGA values (CSV), state values (CSV), town and estate values (CSV), llms.txt.
